THE HON. KEVIN HOGAN MP
FEDERAL MEMBER FOR PAGE
SHADOW ASSISTANT TREASURER
SHADOW MINISTER FOR FINANCIAL SERVICES
DEPUTY MANAGER OF OPPOSITION BUSINESS
LABOR’S SMSF PLAN FOR FEWER HOMES
Labor has banned self-managed super funds from borrowing to buy residential property, including new builds.
“This isn’t rocket science,” Mr Hogan said. “Banning SMSFs from borrowing to buy new houses and apartments will only result in fewer homes being built.”
“The Government seems to have not bothered to do the analysis. If they want to be taken seriously on super, they should at least model the impact of their changes.”
Treasury has confirmed under Freedom of Information that no regulatory impact statement was prepared. There is no modelling and no analysis of the consequences.
The Government said the measure would affect around 4,000 loans a year. Industry says more than 16,000 SMSF residential loans were written in the year to June alone.
Builders now expect most SMSF-funded homes not yet under construction to be cancelled. Off-the-plan apartment projects depend on these buyers for early presales. Without the presales, developers don’t get finance. Without the finance, the homes are never built.
“In their Budget, Labor already admitted their taxes would result in 35,000 fewer homes being built. This change just adds to their anti-housing agenda.”
“Australia is in a housing crisis. So why does the Government want fewer houses built?”
